There is an opportunity to buy a plot cheaply near Noida International Airport. Yamuna Expressway Industrial Development Authority (YEIDA) has recently announced the sale of about 6,500 plots in its area. This includes 6,000 small plots and 500 large plots. Their size ranges from 30 square meters to huge residential plots between 200 and 4,000 square meters. The allotment will be in three sectors near the Noida International Airport being built in Jewar.
According to Manoj Gaur, CMD of Gaur Group, this will increase the capacity of the Yamuna Expressway. The proposed scheme will bring more people to live in this area. In such a situation, it will give a new boost to the capacity of Yamuna Expressway. Valuations of properties on Yamuna Expressway have already increased sharply since the announcement of the international airport. Prices have increased by 30-40% in the last two years. Well-known developers have launched residential and commercial projects here. Apart from this, the overall infrastructure is already present in this area. The announcement also reflects the state government's commitment to develop an international city in the region.
Yamuna Expressway is located between Delhi, Noida, and Greater Noida on one side, and Agra, Mathura, and Aligarh on the other side. It also provides connectivity to Faridabad. It is also adjacent to the Eastern Peripheral Expressway. Following a successful residential plot scheme last year, YEIDA is expected to launch this new project in June-July.
There will be a total of 6,500 plots in the new scheme. Of these, 6,000 will be in the affordable housing category. Approximately 500 additional plots fall into the larger category. These plots will be available in sectors like Sector 17, 18, and 20 near the upcoming Noida Airport. The price of a 30-square-meter plot is expected to be between Rs 7.5 lakh to Rs 8 lakh.
The Central and Uttar Pradesh governments are focusing resources on developing the Yamuna Expressway as an international hub. The plans include developing over 6,000 hectares of land for two hi-tech cities, an industrial township, a heritage city, an aero hub, a film city, and an apparel hub.
Typical hubs in the region include Film City, Apparel Hub, Aero City, MSME Hub, Hotel and Hospitality Hub, Institutional Area, and Corporate Hub. There has been rapid development, especially in the residential sector. In this, major real estate companies have announced various projects. Yamuna Expressway is also set to become a major employment hub. Due to this, property value and rental income will increase.
